Prepare for April 2030's minimum EPC requirements
All Rental Properties Will Need To Achieve a "C" Rating By 2030
Prepare for April 2030's minimum EPC requirements
WHAT IS GOING ON?
1
We’ll start with a visit to your property to conduct a standard Domestic EPC assessment. This involves measuring square footage and taking evidential photos of key elements impacting energy performance, including windows, lighting, heating systems, water heaters, and insulation.
After gathering all necessary data, we’ll input it into the government’s EPC system as though submitting a real assessment. This allows us to determine your property’s current score as if it were lodged that day.
If your score is a C or higher: Congratulations! Your property is already compliant with the 2030 standards, and no further action will be necessary.

If your property scores below a C, additional improvements will be required to enhance heat efficiency. In this case, we won’t officially lodge the EPC but will instead provide you with a customized set of recommendations to help raise your score.
Once the recommended upgrades are completed, we’ll revisit the property to capture photographic evidence of the improvements and then lodge the new, compliant EPC with the updated score.

WHY THIS MATTERS
Beyond the legal implications of renting non-compliant properties after April 2030, it’s crucial for homeowners to plan ahead. Without a proactive approach, both costs and pressures may be significantly higher than they would be without North Current’s guidance.

If your EPC is due for renewal before 2030, the current minimum rating required is an E, which most assessors or estate agents are happy to approve. However, this rating won’t meet the 2030 standards, so you’ll need to pay for at least one additional EPC assessment to achieve the required C rating. You may even require two more assessments: one to check your property’s status before upgrades and another to confirm compliance after improvements are made.
As the April 2030 deadline approaches, demand for upgrades will skyrocket, driven by classic supply-and-demand pressures. Manufacturers and installers of windows, boilers, radiators, and smart meters will be inundated with requests. Acting early will help you avoid this rush, ensuring you’re ready and compliant well before the deadline.
If your property doesn’t meet compliance standards by April 2030, you won’t be legally allowed to rent it. Estate agents are already being warned of heavy fines for renting non-compliant properties, making them especially cautious. Given that some upgrades can take weeks or even months to complete, delays could lead to significant losses in rental income.
With North Current, we help you identify the most effective upgrades with minimal disruption to occupancy. Our tailored approach maximizes your property’s rental potential, maintains consistent income, and enhances the living experience for your tenants.
